The Royal Atlantis

A hotel development of this magnitude requires an HVAC system that is able to deliver accurate control of indoor temperature, high energy efficiency and stable system delta-T.

The Project

The Royal Atlantis project is located on Palm Jumeirah is a major new hotel development to offer the very latest in glamourous entertainment. The complex will have 795 guest rooms and suites as well as 231 serviced residences. The 43-storey (185 meter) property will feature 90 swimming pools, including a stunning rooftop infinity pool suspended 96 meters above The Palm on level 22. It will also feature private gardens, cantilever pools, an infinity pool overlooking the Arabian Gulf and Dubai skyline, a cutting-edge fitness centre and modern spa therapies.

With an unique design, inspired by historic structures, the building is a ‘contemporary interpretation of classic architectural design masterpieces’ The gross floor area of the property amounts to 387,097 m² and the total site area to 173,398 m². Upon completion, The Royal Atlantis Resort & Residences will measure roughly 500 m end-to-end.

The Challenge

The Chilled Water system of the Royal Atlantis project is served by the District Cooling and has 4 independent hydronic zones with more than 3000 Fan Coil Units and 200 Air Handling Units. Due to the project’s design specificity it was challenging to determine the required pump head and also maximal static pressure for each of the Chilled Water zone.

The Solution

Local technical and sales team introduced the unique and energy efficient solution from IMI Hydronic Engineering to the project’s stakeholders. Several site presentations, followed by the workshops and practical training in the IMI Hydronic College Training Center helped Contractors to make a decision to use TA-Modulator pressure independent control valves for the subject project.

With the help of Engineering Support Centre, based in Budapest, Hungary, using provided drawings and equipment schedules, we built 4 Hydronic Models of each zone of the project. Taking into consideration design modifications, the Hydronic calculations were modified several times locally and final calculation results were presented to Consultants and Client representatives. The index circuit locations determined by the IMI Hydronic Engineering together with total pump head results and locally done static pressure analysis in each zone were presented to Contractors.

The project is in progress. The local IMI Hydronic technical team is currently involved into the verification process of installed products and also supporting the Contractor with product trainings and commissioning where required.
